You are not a "Dummy" if you read this book.

I met the author at a meeting of the Institute of Real Estate Management in Chicago several years ago. I hold the same "Certified Property Manager (CPM)" designation. So, I did a double take recently when I saw this book on the shelf of a book store. And I did a triple take when I saw that Robert had written it! Robert Griswold is an educator, and it shows in the book. I've been in property management for over 20 years and I bought the book and took it home for several evenings of enjoyable reading. (By the way, my wife thinks I'm nuts! I can't leave my work at the office.) Robert Griswold writes at the easiest common denominator. The book is entertaining and answers the wide variety of questions. Most property managers are "generalists", meaning you have to know a lot of things about a lot of topics: collecting rents, fixing up space, evicting tenants, dealing with difficult people, roof specialist, bookkeeper/accountant, landscape specialist, plumbing specialist, HVAC specialist, etc., etc. One thing that any property manager will know, it is a very detailed career. If you are a person with an interest in property management, a novice or a long-time veteran, this is a must-read book.

Great guide for the property owner

This is an excellent guide for the property owner who wishes to manage his/her own property. Importantly, this volume includes a chapter on the issue of whether to manage the property yourself or retain a professional property manager to do it. The pros and cons are weighed. Key issues for the owner are evaluated with the most important (with the possible exception of safety and security) being tenant relations. You can't derive income if you have tenants who fail to pay the rent, so tenant screening is important, including background checks. Additionally, good relations means tenant retention. High turnover means expenses and loss of income during periods between tenants. Additionally, tenancies sometimes have to be terminated and the owner should consider alternatives to the expense and uncertainties of eviction actions. Such an alternative is negotiating with the tenant his/her vacating the premises.

An important chapter covers the issues of employee relations (if you own a multifamily building you will most likely have employees), maintenance and security/safety. Security and safety issues cannot be minimized and the property owner should do the utmost to keep the property safe for both employees and tenants. Indeed, safety may be the most important single duty of a property manager. In the area of commercial property management, particularly since 9/11, tenants pay huge pass alongs in rent to assure tight security. So too, in residential property, security is a crucial issue. There should be a good system to be buzzed in with exterior doors that lock and cannot be opened by intruders. Lead paint, asbestos and other potential hazards must be addressed, not only as a matter of good management but as a matter of law. OSHA and other regulations protect employees and must be complied with.

This book is excellent for owners of property. If you are interested in the profession of property management, this book is helpful but far from complete. Since the book assumes that you are managing your own property, it does not deal with relations with owners. Drafting a management plan, regular reporting, budgeting and other aspects of manager/owner relations are not covered. So, this is a five star book with the caveat that the book is basically for owners, not professional managers.

A Must Have Reference On Propery Management

Robert Griswold's Property Management For Dummies is a wonderfully practical digest on property management covering every applicable subject both for those considering becoming a landlord and for long time landlords. Easy to read, and easy to jump right to the subject on which one needs the most help, Mr. Griswold's years of experience and wisdom are made accessable to the reader. Having been a property manager for over three years now, I was surprised by how much I learned from this book. For anyone considering property management or being a landlord, this book lets one know in advance all the factors to weigh before making that leap. I'll state it again -- you must have this book if you are in any way going to be involved in property management.

a book you cannot be disappointed with

"Mutual funds for dummies" is the third book from the "Dummies" series I got my hands on. Reading the first two was a waste of time, and frankly speaking I did not expect much from this one either. However, this book was a pleasant surprise, which changed my opinion on the "Dummies" books. The first half of the book is a comprehensive study of the basics of mutual funds and of the criteria for evaluating their performance and selecting the best funds. It is so well written that I asked myself many times while reading what this book had to do with the "Dummies" series. I got the answer to this question at the end of the book, where the author offers detailed instructions which funds can be recommended to start with, how to obtain and fill out an application form, how to understand statements from the fund, and finally how to calculate your taxes at the end of the year. This book is indeed a benchmark which other books from the "Dummies" series should be compared with: a combination of sufficiently detailed information for those who want to know what they are doing, with step-by-step instructions and detailed advice for those who want to get started right away and do not have the time or the background to study the possible options and make their own independent picks of the funds. Another impressive aspect of this book is that the author makes every attempt to convince the readers not only look into the performance of individual investment vehicles, but also to take into account their individual financial situation, such as long and short term financial goals, tax brackets, availability of retirement accounts, etc. Most other books leave this important aspect completely out of the scope. Finally, Eric Tyson offers a very realistic approach: he makes an excellent job convincing the readers that one does not have to have an MBA to be a successful investor, he explains why mutual funds is possibly the best option for the most of us, he is very frank with the readers as what returns one can (and should) expect from an investment, and finally he suggests the ways how these returns can be reached by offering a choice of 30-40 decent funds. It is hard to get disappointed with this book!

Meaningful and illuminating View of mutual funds

Eric Tyson has written (well-written) a book that manages to blend just the right amount of detail with general material. As a novice in the arena of mutual funds, I can't imagine a better book to help you learn about mutual funds and how/what to invest.

There are many good things to say about this informative book, but I want to emphasize just 3: 1) Tyson has the uncanny and rare gift of presenting material that never condescends to the reader, but recognizes exactly how much knowledge a reader new to mutual funds can assimilate;

2) I appreciate his directness and honesty about specific mutual funds--he praises Vanguard throughout the book, while listing some other funds apposite for certain investing situations. 3)He genuinely cares about ordinary people gaining knowledge about how to invest and make wise decisions about money and investment (I highly recommend another of his Dummies books on investing.).

Highly recommended--even experienced mutual fund investors will learn a lot from this book.

About the Author
Sean Lang studied history at Oxford and has been teaching it to school, college, and university students for the past 20 years. He is the author of British History For Dummies and has written textbooks on nineteenth and twentieth century history. He is Honorary Secretary of the Historical Association and co-editor of Twentieth Century History Review. He writes regularly for the Times Educational Supplement and for BBC History Magazine and has written on history teaching for the Council of Europe. Sean is currently based in Cambridge where he is Research Fellow in History at Anglia Ruskin University.

Good ...but...

I read this whole book through; every word. I liked it. It gave an interesting, readable overview of European History. European History covers a long period of time so topics get limited time. That's OK. If I saw a topic which was interesting I can research deeper with other books. Much of European history is bloodshed, bloodshed and more bloodshed.

The topic which raised my eyebrow was the author's treatment of the Inquisition. I'll exagerate for fun: He made it seem as if people were tortured with wet noodles and feathers and the stories about horrific torture have been greatly exaggerated. He says, The stories of horrific acts of torture are popular misconceptions trumped up by a few 16th century Spanish Protestant writers with a grudge, writing under the pseudonym, "Montanus". Lang says, although torture was used; better results were had by questioning. Maybe it's because the Inqusition only gets about 5 small paragraphs in 382 page book that it seems like this whole inquistion thing has been down played.

I've never heard anyone downplay the Inqusition unless they were Catholics or Christians defending their faith.

Lang maybe right. It's just a new viewpoint for me. I'll have to research further. This is the only reason I gave this book a three***.

This downplaying of the Inqusition seems wrong but I may come back and give it a Five*****. An historian shouldn't just pander to the masses and go along with popular misconceptions. They are supposed to educate us about the truth. I simply don't know if what he says about the Inquisition is true since he is the first that I've heard tone it down like this. He does admit that we could have down without it but...

I'm reading Sam Harris' book End of Faith and the stories of torture make me ill and then I read Lang's book and it's like, no biggy, yea a few people were burned at the stake but hey. The contrast in reporting this event is so large. It could be that this is a Dummy book which makes light of everything which is fine...I enjoy that, but Lang does say that the stories of torture are exagerrated, so maybe Sam Harris' book is exaggerated to make us angry about religion???????????????????????

Superficial, biased and glib

This is a vacuous, oversimplified mess. The author glibly makes wisecracks that are either insulting to people from early days or are incomprehensible to someone seeking to learn a few facts of European History. I will also say that I got the book because I have been reading a complete history of the Popes and I wanted to "fit" each Pope into his proper historical period- well guess what? I imagine because this is under the "dummies" title - but the author rarely tells you the YEARS that each of the rulers reigned, with a few exceptions, of course - the result it that the middle ages, as per usual, blends into a goofy, society of creative anachronisms type of stew.

Skip this if you want to learn anything about history. I also agree with the other poster regarding the downplaying and negligible discussion of the inquisition - and I am a Roman Catholic. Let's not rewrite history.

An enjoyable read

I found this book a really enjoyable read. The author covers a lot of ground so his descriptions of events and personalities are highly summarised. However the plain language writing style make everything understandable.

I like how the author fills in background knowledge so the reader has better understanding of the context behind events. For example, the crucial importance of religion to people's thinking and how this allowed religious conflict to happen.

I enjoyed the author's humour (although it could be a bit cheesy at times). The only times the humour got in the way was when I wasn't sure whether the author was joking or pointing out the irony of things that actually happened.

Overall, a good read that gave me a good understanding of European history, and also a feel of what it was like for people to live in those times. I'm pretty pleased to live in modern times and not 100+ years ago!!

6th Grade Math Teacher Loves This Resource

I teach both average and honors math to typical 6th grade students. I use the Cliffs Quick Review for Basic Math and Pre-Algebra in my classroom and encourage my students to purchase a copy for themselves. I find it to be a usable source for self study and review. The language and examples are useful and simple for students and parents to understand.
I also have several other Cliffs Quick Review titles for my own children. My children use the Quick Reviews for Algebra I & II, Geometry, Chemistry, and Biology. I am so pleased with the format of these books that I will purchase any of the other titles relevant to high school and college study.

This book is awesome. I had to take a standardized test to graduate from University. The book covers all of those little math skills and tricks that you haven't seen since middle school. I passed with flying colors. If you're not a math whiz like me, please buy this. It makes life and tests much easier.

This book is my go to for trustworthy Mexican Recipes It's my the Joy Of Cooking for Mexican food, the basics are all in there. Want a good enchilada sauce recipe, a good Posole recipe, a really good menudo recipe and a really good rancho bean recipe it's all in there and much-much more!! Ingredients may be hard to find in a small town

Unfortunately some of the recipes, in fact a good portion of them, called for ingredients that may not be readily available in my small town. I sent the book back because of this.

I'm going back to my well worn Mexican Family Favorites cookbook as it may not be as authentic, who knows; but at least I can find the ingredients.

Recommend if you live in an area that offers the needed ingredients.

Great Book For the New Startup

This guy knows what he is talking about. I did exactly what he said when I was setting up my on-line business. The only thing was that this book didn't exist then and I had to learn it all one step at a time. Well, I guess that's the only way any of us learn anything.

One thing he emphasises strongly and with which I cannot agree more, be a good e-mailer. If you get a question, a complaint, or anything else, respond quickly and in a friendly manner. Remember the old saying, "The customer is always right, even when he's wrong he's still right."

If you ship someone a bad CD (if that's what you're selling) and he comes bad and says it's bad, send him a new one immediately, before you even tell him to send you the old one back. Send it by first class mail, or even overnight. The rating he is likely to give you on e-Bay or Amazon or just with his friends is worth far more than the cost.

One point I would emphasize stronger. Pick a niche in which to market. Amazon sells everything, but not REALLY everything. Specialty hobby products from rock climbing to clock making, specialty books like maybe I-10 from one end to the other (and if you publish this, Amazon might sell it for you). You must specialize in something, something you cna define in a short sentence, or may two.

If you start an on-line business, remember that the web is only a communications medium. You're really just using the web to do what we used to call mail-order. This book emphasizes the on-line part of the business, just like the title says, you'll learn all this sooner or later, in this little book you'll have everything at your fingertips.

Useful and a good starting point

If you want to sell "stuff" this is a good place to start. All the information is here for opening a store. Follow the steps and your doors will be open. But maybe you don't want to sell "stuff" and have an idea you'd like to try out, if so I recommend "Internet Riches" by Scott Fox.

It is also a great "how-to" book, but Internet Riches takes you past the nuts and bolts and presents strategies for great niche businesses that require little more than your own imagination and discipline to empower your life. It shows you how to set up an internet business for $25. You will see what has made America great, the ability to take an idea and turn it into a business. It is an all over great business guide.

Despite the title it is full of down-to-earth examples and suggestions that are a far cry from the usual "strike it rich" schemes you find in books similarly titled.

Internet Riches is a smart book for smart people, not dummies.

SHOULDA BEEN TITLED "HIGH-FREQUENCY RFID FOR DUMMIES"

Radio-frequency identification (RFID) is all the rage now. Unfortunately, most of the hype is for high-frequency RFID, i.e. 915 MHz and above. High-freq RFID systems are incredibly complicated, and are difficult to set up and get into good working condition, mostly because high-freq RFID is HIGHLY susceptible to electromagnetic interference, plus interference from water, liquids, metal, etc. People also need to be familiar with LOW-FREQUENCY RFID, which I'll get to in a moment.

While Wal-Mart and the DoD are leading the push to integrate high-freq RFID into everyday supply-chain systems, many of the systems simply don't work; again, because of the limitations I discussed above.

RFID for Dummies is a decent primer for HIGH-FREQ RFID, not low-freq RFID (125-134 KHz frequencies in the U.S.). In fact, the book only mentions low-freq RFID a couple of times. There's a tried-and-true system for low-freq that's been around for more than 15 years, while this high-freq RFID stuff has been struggling like a lost babe in the jungle.

This book, again, is not for low-freq RFID, which is now used to track and ID animals, humans, medical devices, weapons, sensitive items, automobiles, gas cylinders, trees, etc. The high reliability of low-freq is unquestionable.

More about this book: the physics section is weak, at best. The author obviously wasn't a physics or electrical engineering major in college or grad school. Too bad, because many people out there could use a good lesson in HOW RFID works. Some good diagrams and figures woulda done the trick here. I've talked with dozens of people who are now implementing RFID in their work, and ALL of them commented that they would love to see a simple set of figures and diagrams that illustrate how the technology works.

So, if you're interested in a book about HIGH-FREQUENCY RFID, and you don't need a lesson in the physics of RFID, then I would recommend you read this book at the library.

Unfortunately, there are NO really good general books about RFID out there. You're better off reading white papers found on various RFID web sites.

WARNING: THIS BOOK DOES NOT DISCUSS LOW-FREQUENCY RFID. IT IS ABOUT HIGH-FREQUENCY RFID ONLY.

Great information for all backgrounds

It's easy to get caught up in the hype surrounding the ever-evolving world of RFID. There is a lot of misinformation and empty promises about what RFID can and can't do, resulting in much confusion and head-scratching. RFID for Dummies cuts through all the hype with a firm foundation of physics. Patrick Sweeney lays down the basics of RFID and the fundamentals of implementing a successful RFID pilot with a dash of wit thrown in for good measure.

As a graduate student researching RFID, I found this book to be both an excellent addition to anyone's RFID library as well as a great first-read for those just getting their feet wet. It's bound to become the "go-to" book for those seeking insight into the realm of RFID.

Oh, and keep that Cheat Sheet handy, it's a great aid when wading through RFID white papers.

Learned a Lot

This book is written in simple and clear terms and dispelled many things I though I knew about what my husband could or could not eat. Really helped with the good info and easy recipes to try out.

Informative cookbook - Diabetes Cookbood for Dummies

This book listed numerous tips for proper eating as a diabetic and the importance of "why" to eat properly. Good book!

Skip it. Really. Nothing in this book appealed to my appetite. Get the Diabetes for dummies book (EXELLENT) but skip the cookbook. Any basic low carb diet (south beach) will do. Just eat normal portions (KNOW YOUR CARBS) and you can have pretty much anything.

About the Author
A native of North Carolina, Darwin Porter was a bureau chief for the Miami Herald when he was 21 and later worked in TV advertising. Did the author ever go to PR?

This book is unbelievably useless. The descriptions are vague or plain wrong, beaches described as great for snorkeling are shallow, murky, full of sea weed and almost fish-free, whereas quaint fishing villages are hideously cramped tourist traps. Restaurants with bad, expensive food are considered good value and derelict hotels are deemed luxurious and comfortable. One of the weirdest descriptions is that of the Blue Marlin Bar and Restaurant in Guanica ,which serves nasty, greasy snacks and remarkably tasteless fish, while facing a bay marred by an ugly and gigantic industrial structure : "excellent local meals", "overlooking the pretty bay", "tasty snacks", etc. But the most surreal is the one of the pool at the Casa Islena Inn, a very nice hotel in Rincon, as "Olympic-size". The pool is very pretty and has a gorgeous view, but it is much smaller than an Olympic pool or even the one at my home in the US. Check this photo of it:

Based on these and other glaring errors, I can only conclude that Mr. Marino has never been to most places listed in the book. Or to Puerto Rico. This book is a rip-off. Shame on Frommer's.

A Cultural Tour of Puerto Rico for Mid-Income Tourists

This is a good guide for seeing the cultural sights of Puerto Rico, especially in San Juan. The book is geared towards travellers only moderately concerned with budget. A few pieces of information are outdated, such as bus numbers and changes in price, but the numbering system (up to three stars) is useful for the first-time traveller with little knowledge of the country. Detailed descriptions of the sights in San Juan help visitors get a sense of the city's history while the walking tour takes them around to key spots. There is a comparable walking tour of Ponce, along with a description of the Museo de Arte de Ponce which prevented me from missing out on this fine museum. Ponce is the only place where we tried one of the listed hotels. Although the book described Hotel Belgica as "roughing it," we thought the accommodations were fine and enjoyed the unusual atmosphere of an old-style hotel. The book is full of useful tidbits. For example, en route to Parguera (which should get two stars, not one), the name of the road changes several times along the way (101, 116, 315, 305, 304). No wonder people get confused. Additional information: The book should include a warning that the $5 boat trip to the Phosphorescent Bay near Parguera doesn't let you see much, so it's best to go with the friendly folks at Paradise Scuba Center (the address is listed). Additionally, the Rio Camuy Cave Park sometimes sells out of tickets by 9am (especially on weekends), so it's best to get there early. Finally, good snorkeling is available in San Juan on the west side of the Wyndham Hotel (Condado).
